In that case the
prior owner, not the investor, had some siding repair done
and they failed to put in gable vents and there was not ridge
vent. They then put ducts from two bathroom into the unventilated
attic. Needless to say, dark space, moist conditions and
lost of "mold
food" and it looked like another property was going
to be lost.
Enter the company that we later connected with. To make
a long story short the property was saved using the same
process we use at Mold N' More, at a fraction of the cost
of conventional remediation.
Investors no longer have to fear that property that has
mold. Once the moisture issues are resolved we can eliminate
the mold and once again you have a property that will provide
you with cash flow or you can sell.
Home Inspectors
It is most likely that during an inspection of a property,
commercial or residential, that mold will be found. In those
cases often the property owner is concerned about cost of
remediation. They are also concerned about liability issues
connected with the mold which can have health consequences
for the occupants of the property.

for condos or apartments. The unit will allow for full exchange
of air several times per day reducing the possibility of
moisture build-up which promotes mold growth.
Builders/New Construction
As you can see the construction process presents a host
of opportunities for the interior of a new home or commercial
building to become contaminated. Construction by necessity
is left open to the elements while the various phases. The
materials are left exposed to the elements while they await
crews to either assemble the modules or create the "stick
built" house.
In fact the materials have most likely been exposed to the
elements even in storage from the time the timber is harvested
to the time it is placed in the structure. The lumber yard
most likely stored the lumber in exposed or semi-exposed
areas prior to delivery. During that exposure the wood, an
excellent food source, is likely to pick up a variety of
mold species from those bourne on the air.
The photo to the left is an example of exactly what I have
been talking about. During a routine visit to a local building
site I noticed some of the building materials on the ground
in front of the property.
Left untreated the mold will have the opportunity once the
house is completely closed to amplify (grow) if the environment
provides the correct elements.
What are those elements?
- Rain or high humidity
- Darkness
- Leaky pipes
- Inadequate ventilation
Closer inspection revealed on the
joist structures pictured here mold growth. The red rectangle
highlights the effected area. The magnified piece is that
rectangle magnified to present the mold growth that is
apparent. This material will shortly be used in the building
located directly behind it.
We can treat the lumber once the house is closed and under
roof destroying the mold and preventing further growth and
damage as long as moisture is controlled.
In a recent study conducted by MycoLogics, Inc and University
of Colorado it was determined that MDF was more effective
over time than either Bleach or Sprocidin.
Final report of the study to compare
the antifungal activities of MDF 500, bleach and Sporocedin
against Aspergillus versicolor and Alternaria alternata:

Introduction:
This study was conducted to compare the effect
of MDF 500TM, commercially available bleach and SporocedinTM
on oriented strand board (OSB) infected with A. versicolor
or Alternaria alternata. Both of these fungi are common,
house-hold fungi typically found in homes in the Denver
area after they have suffered water damage."
Conclusion:
"Based on the results of this study, MDF 500 was superior
in treating OSB infected with A. versicolor and A. alternata
than either bleach or sporocedin. Since sporocedin is a phenol-based
compound it is very unlikely or desirable that it be used
in house-hold applications. Bleach was essentially without
long-term effect and based on these results should not be
used except for short term inhibition of fungal growth."
What
is the answer?
Mold N' More technicians can treat new construction
and prevent mold growth. The rough plumbing and electrical
can and should be in place. Insulation should not be put
in place nor the drywall or plaster. The down time for the
project is virtually non-existant. Treatment can occur in
the afternoon and your crews can be back on the job the following
morning.
The property will be guaranteed to be mold free prior to
closing with insulation and drywall lowering the potential
liability problem with later mold growth. This is a tremendous
add on benefit to your customers. They will have the peace
of mind that the new house they are moving into will without
